estate in Pasco County, having lived here for several years.

I would be pleased to show you additional properties that would meet your
needs and that would not involve the headaches that will continue to plague
your organization if you decide to build on the chosen property.

Picketing groups and further petitions and County Commissioner letters are
already being organized. Lexington Oaks is a community of 1509 homes,
which constitutes a community that is the size of a small city, 4,000-5,000
people.

As you can see, this is a battle that will waste your valuable time,
efforts, and money to fight.

I am sure you would rather be devoting that time to your ministry.

Here is a list of information we will need to proceed:

What architect have you contracted with?
Has the land been developed for building yet?
What is the timeframe for the construction?
How many square feet do you need?
How much parking area?

The demographics of this area of Wesley Chapel is similar in nature to any
areas that would be within a 2-3 mile radius around the Hwy. 54/Lexington
Oaks Blvd. location. You would have numerous choices of other property
locations where you would not be plagued with the problems that will
continue to accompany the present location. The commercial real estate
companies and land developers in this area are top-notch people who will
act fast at my request to get this job done for you quickly, with no extra
time spent on your part.

After receiving the information listed above, we will follow up with a
formal letter of intent to purchase.

Major Smith,I received a copy of your letter dated February 6, 2007 regarding the subject center. I would like to request a few minutes of your time to consider my response to your letter. I want to first make it clear that I respect the Salvation Army for the work you do and I have supported your organization throughout the years.However, let me also make it perfectly clear that I do not support your choice of a location in Wesley Chapel for a retail store.In your letter you state that this will not be a half way house or ministry site. This does not mean that the planned store will not attract the homeless or an unsavory clientele. Homeless people, begging for a hand out, can be seen at the Hwy 54, I75 intersection every day. There are homeless people living in the woods around that intersection. I suspect many of them use to temporarily stay at the now demolished Master Inn at this intersection. This motel has been torn down to make space for an entrance to the Groves Shopping Center. An upscale center we are glad to have in the area and that will improve the image of the community. It is only logical that when the word gets out that a Salvation Army facility is located just down the street, the homeless will immediately be attracted to it. I have seen homeless people hanging around your Nebraska retail center. I suspect they are not uncommon at the Hudson location. You can't honestly believe that they will not be hanging around a Wesley Chapel store.What will this do to the community?It will endanger the safety of the resident of Lexington Oaks, Westbrook and to the planned elementary school a few hundred yards down the street, on the same side. We will have homeless people living in the wooded areas around your center.It will drive away potential upscale developers to this area. Are there any upscale developments near you Nebraska Ave. or Hudson facilities?It will negatively impact the area's image as a family oriented community. Would you want to raise a family next to your retail store? Is there a Salvation Army store near your home?It us difficult for me to understand how you could think this center would be a good addition to the community.You state that the facility will provide jobs to area residents and offer barging shoppers a place to purchase used merchandise. We don't want to develop jobs that pay minimum wage to adults in this area and we don't want to shop for used merchandise. We are looking forward to having new upscale retail outlets, not a bargin used merchandise outlets. You mentioned that you will offer "below normal retail prices". I believe the result will be that our homes in Lexington Oaks and Westbrook will be devalued because of your store at the entrance, and that "Below Normal Retail Price" will apply to the resale of our homes as well. The construction of a Salvation Army retail store at the entrance of Lexington Oaks will hurt the value of homes in this area. Our values have already taken a hit from the new car dealerships going up.You are obviously not concerned about the consequences of your plans on our well being.You describe your plans to build "an up to date attractive retail sales family store". If you are using the Hudson facility as a model, I disagree with your assessment.The Hudson facility is a cheap metal building, brightly painted red and white that is not considered an up to date retail design. While it fits in fine with the Highway 19 look, it does not, in any way, portray what Wesley Chapel is becoming. We do not want Highway 54 to look like Nebraska Avenue or Hwy 19. Building a facility that resembles your store on Highway 19 is not acceptable. The architecture of that building would fit in much better in Zephyrhills or Dade City, not Wesley Chapel.I believe a much larger customer base for your store exists in these locations than in Wesley Chapel.You state that the facility you plan to build will be "on par with other new retail ventures in the community". I don't believe there will be any metal buildings in Lexington Oaks Commons, the Grove, or the planned Cypress Creek Mall. Are you saying your building will not be like the store on Hwy 19 in Hudson? To blend in with the new retail ventures in the community you will have to build a brick or stone and stucco building. Is this what you are planning?As I stated above, for many years I have supported the Salvation Army and it's work. I will not support your organization in the future if you wantonly disregard the desires of Wesley Chapel residents and proceed with your plans to build a retail center here. A used merchandise retail store is not wanted here, it is not needed here and it will not receive the support of the community. On the contrary it will do a grave disservice to the community it pretend to serve and endanger the safety of the residents and the new elementary school students.Please reconsider your plans and chose another location that will be beneficial to you and the community.

The Salvation Army has done nothing wrong. (It is the Pasco County Commissioners who we're upset with.)

If you are not in the field of real estate, as we are, you may not know the effect that local business has on residential property values.


In New Tampa, for example, a 4/2 goes for $350-$500K. Hillsborough County has not allowed 'junk' businesses to clutter their BBD corridor. New Tampa is their pride and joy, and they aren't going to mess it up. They receive lots of income off of those property taxes from all of those businesses.

Pasco County has one chance to hitch on to the success of New Tampa, with Hwy. 54. If they don't blow it, our housing values have the potential to be right up there with Tampa Palms within 1-2 years.

It's basically just common sense.

I am not sure what else you were asking, but I hope that answers your question.

The next Lexington Oaks Women's Club meeting will be held 2 Apr 07 @10:00am in the clubhouse. We would like to see more ladies from Lexington Oaks attend. We have several nurses from the Veteran's Hospital coming to give the program for April. Each month we try to have a different program. Refreshments are served after the meeting.

Starting in June we will begin our summer coffees in place of our meetings (lst Monday of the month). All ladies from Lexington Oaks are welcome to attend and meet the current members and see some of the fun things we have done in the past. Its a great way to meet your neighbors.

We are still collecting toiletries for the mothers in the Sunrise of Pasco County Shelter. They can be dropped off at the clubhouse or call 813-994-4843 for pickup. We are trying to start an exercise program in the clubhouse on Monday, Wednesday and Friday at 3:00pm. Right now we are dancing to the oldies and learning a little salsa dancing. When the pool warms up we will continue with the water lilies program (water walking) at 10:00am. All ladies are welcome to attend at no cost. Its a great way to meet your neighbors and lose weight at the same time. Hope to see more smiling faces from Lexington Oaks. All events are posted on the bulletin board in the clubhouse. I never thought I would be in this position of defending my e mail. But I guess some people think they are the E mail police and must attack people for their opinions. Let me try and explain so the person who attacked my letter about the Salvation is happy. I will do it slow so he can keep up.
1) Tim’s name was mentioned because my e mail was originally a reply to an e mail Tim sent out to the residents of Remington.
2) Tim is a big boy, I do not think he needs you to defend him.
3) The meeting I was talking about was a Remington meeting that was suppose to take 1 hour and went to over 2 and a half hours. Since you are not a Remington Resident, I would guess you were not present. So you commenting on something you know nothing about sounds absurd.
4) As for the meeting about the Salvation Army, we had someone who walked door to door. I also have been in contact thru phone calls and e mails with Pat Mulieri. She is our Pasco County Commissioner. So you see I do get involved when I am not attending my son’s Little league, My daughters Little League, driving both Children to religion or doing homework. Not to mention being a district manager for a big company that has me doing a lot of driving. If you read my letter, instead of looking to nit pick it to personally attack me you would have seen that I did blame myself for not knowing about the meeting until it was too late.

This is a nice place to get information, and to let others know about the things that may or may not be important to them living in Lexington Oaks. What we do not need is an E Mail police. Someone who feels it is their job to personally attack someone because of what they write here.
I live in Remington, at 5434 Lookout pass. If you do not like what I write, come knock on my door. If you feel you have the right to criticize and critique what I write, come knock on my door and we can discuss it. Otherwise, Chill out and do not take things so personally. We live in the same community and we should be working together. And I would like to say I live almost across the street from Tim, And he is doing a great job. If I wanted to personally attack Tim or give him some grievance, I would do it in a private E mail, or I would walk across the street and speak to him directly. Many communities have No Soliciting Signs put up along their roads and thats fine, but apparently, these soliciters do not pay attention to these signs, regardless of its meaning. My phone has been off the wall these past few days, from residents, having these problems. I attempt to explain as carefully as possible.
If you can have a sign made up signifying this :
" Under Any Circumstances, Is There To Be Anyone Knocking On My Door Soliciting Any Form Of Merchandise ".
This Means, " No Soliciting "
If anyone does after reading this sign, dial the sheriffs office and report them. I'm sure, if a solicitor knocks on your door, they can read your sign. Do not let anyone enter your home under any circumstances, to attempt to sell you anything. Period. Unless you yourself call a company up and invite them to come over to explain what you looking for.

The only thing missing is postage. The next time that you are at the post office buying stamps or mailing a package, considered buying the postage for a box or two. Normally, the postage is between $12.00 and $20.00 a box, depending upon the contents. What a great way to say "thanks"!

Here is my 2 cents concerning all this about the Salvation Army building. I originally signed the petition but would now take it back. Enough of this bashing already. Where are all the complaints about the Mazda dealership? Why aren't people out there picketing that ugly building? It is a block building that looks metal. It is green and orange and whatever. The Salvation Army will be a metal building that looks like stucco from what I read. The Hyundai looks fine but that Mazda building is the ugliest thing I've ever seen. But I see no complaints on this forum or in the St. Pete Times or Tampa Trib.

I see homeless people walking up and down 54 now. The Salvation Army building has nothing to do with it. They are here already. And Lexington Oaks an upper class neighborhood? Last time I looked Avila is an upper class neighborhood. Sales of our homes are what, under $150/sq ft. We are middle class people here in Lexington Oaks (not complaining). And any of our families here in Lexington Oaks (or in Avila) could have a family member in need of Salvation Army services at some point. We don't have drug abusers and alcoholics in Lex Oaks?

I've heard enough about this. Maybe we can petition to get the homes on the other side of the wall on Foamflower taken down since they aren't to our liking. You know, there is a lot of crime originating from that neighborhood. Oh, and last time I heard McDonalds, Beef O Brady's and Remingtons all pay much more than minimum wage. These are high salaried employees, much different than the people that will work at the Salvation Army. And I read in Consumer Reports that Buffalo Wild Wings was the lowest rated chain restaurant in the country. Maybe we can get them to build a Ruth's Chris or Shula's out in front of our expensive neighborhood instead. We really don't want a low rated family chain restaurant there.

If you really think that that one building will make a major impact on our home prices, then move before it is built. Oh, that's right, we've made it known to everyone in the Tampa Bay area that it is going up. Too late.

Maybe I'll send this along to the Letters to the Editors of the two newspapers.

Many of you are aware of who Bob Wiliams is and the work he is doing for our young men and women involved in the war on terror. Our Grandson has been deployed to Afghanistan and when Bob Williams found out about it he immediately mailed out a 60 pound box of supplies the troops are going to need-coffeepots, toiletries, baby wipes, etc.. When I found out about this I stopped at his warehouse to thank him and the next thing I know we are sending another carton out to the forces. This man pays for the toiletries from him own funds and does not ask for anything in return for the money he spends or the boxes he sends. It costs him approximately $40 for each carton mailed out and he mails out about 200 per month. He gets coffee, snacks, and small stuffed animals (for the children) donated. One child who received a stuffed toy actually saved some of our soldiers lives by informing them as to the place a bomb was buried. At this moment he is in need of toiletries (soap, deodorant, etc) and money for postage. Many of us have forgotten what 9-11 has done to our country and what our soldiers are going through in their daily lives. I have volunteered to solicit items and checks for this cause. We all have our expenses, but, if everyone were to donate even $5-$10, or two bars of soap or other toiletries, it would amount to something important. I'm not sure who to direct this to but was hoping you could please help out.

I understand that we need to be patient with the re-paving, BUT I don't think we should have to tolerate extra irritations.

1. Traffic from Old Pasco Rd turning rt onto the new road and then left onto to Lexington Oaks Blvd so that they can turn right at our light to avoid the long line of traffic on Old Pasco.
With the five cars I saw do this this a.m. that is the difference between some of our residence waiting thru yet another light signal.


2. Why are the dump trucks and other heavy trucks allowed to enter thru Lex. Oaks Blvd to turn into the new road as a cut thru to old pasco?

because WE ARE ALL AT WORK, which is more than I can say for the drug and

Lexington Oaks is a community of 1509 homes, which constitutes a community that is the size of a small city, 4,000-5,000 people. This precinct VOTES in the Lexington Oaks Clubhouse. If the Commissioners do not reverse their decision to allow the Salvation Army to build, they have been alerted that their names will be POSTED outside the Clubhouse during the next election.

As you can see, this is a battle that will waste your valuable time, efforts, and money to fight.

I am sure you would rather be devoting that time to your ministry.

Has the land been developed for building yet?
What is the timeframe for the construction?
How many square feet do you need?
How much parking area?

The demographics of this area of Wesley Chapel is similar in nature to any areas that would be within a 2-3 mile radius around the Hwy. 54/Lexington Oaks Blvd. location. You would have numerous choices of other property locations where you would not be plagued with the problems that will continue to accompany the present location. The commercial real estate companies and land developers in this area are top-notch people who will act fast at my request to get this job done for you quickly, with no extra time spent on your part.

The recent letters to the editor and the hard-line column by the St. Petersburg Times editor calling the residents of Wesley Chapel, specifically Lexington Oaks, a bunch of snobs and bigots is unwarranted name-calling. Belittling residents, who have the God-given right to protest the construction of a 23,300-square-foot, corrugated steel building with bright red lettering reading Salvation Army Retail Store, is a tribute to their courage.The proposed building would be embedded into a number of residential communities including Lexington Oaks. The corrugated steel building surrounded by a chain link fence (Nebraska Avenue store in Tampa has barb wire on top of its fence.) does not blend with the other businesses or homes in our area. The right to protect one's property ranks up there with the right to self-defense by any means. Residents would welcome modern commercial business, however, an establishment that does not enhance our community, begs one to question the wisdom of the Salvation Army at this location.Salvation Army representatives stated that those who complete the rehabilitation program likely will be employed. That is an understandable major concern to mothers with children.The Salvation Army needs to explain how a tax-exempt church, which the Salvation Army is, can afford a prime parcel of land, at the cost of more than $2-million. The current tax on this parcel according to public records is $27,369.00; that will be removed from the tax rolls, as the Salvation Army will likely request an exemption. In fact, the Pasco County Property Appraiser records indicate that the Salvation Army owns at least sixteen parcels of property, which are tax-exempt.In response to pricing, on a recent trip to the Holiday and the Nebraska Avenue store, to my surprise, I saw coffee tables priced around $150, a sofa for $800 and even one over $1800. This is a response to the gentleman that wants the Salvation Army store in his neighborhood.


While he certainly has a right to his opinion. I think this person is not thinking reasonably. No, building the "Retail Center" down the street will not stop the vagrants from coming, but it will reduce the effect on the appearance of our entrance. As an "expert" in real estate values, have you never heard the term "Curb Appeal". This applies equally to the entrance to a subdivision, the landscaping within the subdivision, the amenities offered, as well as the home. I think you are missing the point of objecting to the Salvation Army at our entrance.

You are obviously the type of person that does not consider ascetics in you decisions regarding your home purchase.
I think if you discussed the subject with a true real estate "sales agent" you would learn something. I understand that from a mortgage standpoint you could care less about what the property looks like. But I assure you most people do care.

When the homeless people start camping in the woods near our golf course bathrooms, and using the outside of the building when they find the doors locked, or when they camp out in his behind his house, that's when he is going to realize the majority of the subdivision was right. Then you decide to put his home in the market and hope to sell for more than you paid, the potential buyers likely will say no way with that Salvation Army across from the entrance to the subdivision. Please think about it, any one that is honest with themselves will know that this store will bring homeless people (they are already in our area), crime, sex offenders, etc.etc. Do some research yourself before you start recruiting people to join your negative campaign.

We live in Preakness & today I witnessed about 8 cars running the red stop sign on my son's bus. This has happened before but usually 1 or 2 cars. Today he came home very late because Pasco county had Special Olympics in New Port Richey (Thursday 2/22). He didn't come home until about 5:30pm. My son is in a wheelchair and it does take time to hook/un-hook him on the bus. I know people are in a hurry but it is against the law to run a red stop sign on a school bus! It is to protect the students and adults on the bus as they get on/off of the bus. I have to wait for school busses that have lots of kids getting on or off in Lexington Oaks and sit & wait like everyone else. Why should it be any different for a handicapped student in a wheelchair? I was shocked to see a mom in a mini-van fly by the bus without even slowing down! For those of you who do stop, thank you. It is appreciated! For those of you in such a hurry that you are willing to break the law and forget about safety, I feel sorry for you. As neighbors we should all care about the safety of each others kids whether they can walk on/off of a bus or need special help to get on/off of the bus. Thank you!LEWenner

I am considering purchasing a van for business purposes, but the Board has rejected my request at parking the van in my driveway. I realize this past week's Pipeline has been filled with information on the Salvation Army, which I intend to include additional information in this edition as well. First as foremost I know that a lot of the residents are interested in how the elections turned out. So I will start off this evening with that.

The election for the LO HOA board was held on Feb. 13, 2007 at the clubhouse. Since there were no nominations from the floor the seven candidates that were on the ballot all were elected.

The writing on the shopping bags containing the brightly colored cushions documented their place of purchase: Pier One Imports. The bags sat on the front seat of a luxury SUV, while the well-dressed, female driver loaded rattan furniture into the rear.
The point of purchase of the wooden chairs, however, wasn't Burdines, JC Penney or some other brand name department store, nor one of the shops specializing in patio and casual furniture. The transaction took place at the Salvation Army thrift store on Ridge Road, which is just east of U.S. 19 and within walking distance of the Pier One outlet.
This was years ago, but the image is fresh. Mostly, I remember it because I was inside the thrift store searching for bargains, too, and here was a person of obvious means (the female shopper, not the journalist) who recognized the wisdom of searching for values regardless of the name on the outside of the store.
They could use a little of that wisdom in Wesley Chapel these days. The Salvation Army wants to open a retail store on Wesley Chapel Boulevard (County Road 54) across the street from the Lexington Oaks golf course community.
The reception from some residents of the neighborhood falls short of enlightenment. E-mail correspondence to Pasco County government officials total 60, mostly from Lexington Oaks residents. Some of it is ugly.
One resident apparently surmised customers and employees at the store will be drug-addicted vagrants. At least that's the message he delivered to County Administrator John Gallagher saying neighborhood children shouldn't be exposed to such a clientele.
Frankly, you've got more pressing safety worries as a parent than bumping into someone of lower economic status if your child is walking or riding a bicycle across a busy, multilane highway, which CR 54 will be once ongoing construction is completed.
Another bemoaned a Dollar General Store down the street. The relevancy of that argument escapes me, but here is a disclaimer: Members of our household make frequent stops at Dollar General and its like-minded competitors. The kids love the inventory. Their parents love the ability to control spending by knowing exactly how much each item costs. Sorry if we've damaged someone else's quality of life.
Dropping property values? Not likely considering the commercially zoned 3-acre parcel sold for $2.1-million a year ago. Don't expect residential property values to dip in a golf course community unless Carl Spackler becomes assistant greens keeper.
It also is incorrect to say delivery trucks suddenly will be winding their way through Lexington Oaks. That's not going to happen unless someone within the neighborhood calls to request a pickup of stuff they want to give away. Thrift store inventories are comprised of donated items. Traditionally, people line up the week after Christmas to give away their useful, but no longer needed items. The altruism is sparked by a receipt that will be useful for the upcoming income tax preparation. Hope the neighborhood kids aren't damaged by exposure to middle-income earners needing a write-off.
What's most disappointing about the not-in-my-backyard (actually across the divided highway) mentality is the reception it received from county Commissioner Pat Mulieri, whose district includes Lexington Oaks.
She should have distanced herself from economic bigotry. Instead, she embraced it, telling Times staff writer David DeCamp she wished a high-end retailer would be coming instead. Fear not. She can drive over to the Shops at Wiregrass where Macy's seems poised to locate.
Maybe the Salvation Army just needs to do a little marketing. Ask a college kid how they furnish off-campus housing. If it's not from Mom and Dad's house, there's a good chance it came from a thrift store. Think of the campaign to appeal to the hip iPod generation: The Salvation Army - stretching the college trust fund so you can afford to download more music.
Or maybe the Salvation Army should duplicate the way people refer to Target as Tarzhay as a not-so-subtle way to poke fun at its reputation as a more sophisticated version of Wal-Mart or Kmart.
Wonder how Wesley Chapel would feel about the opening of Sal's Boutique?

Thanks to Renae, Rhonda and Beth for bring up the un-used buildings in this area I was thinking the same thing. I don't think that anyone disapproves of a Salvation Army in the area but the location they have picked is "odd". Like Renae and Rhonda said most that I have seen have been in shopping centers in high commercialized areas. Not near nice residential communities.
I am confused about one thing, has the Salvation Army already purchased this property? I was reading the Laker today and they made it sound like this was a done deal and several other people I spoke with thought the same thing. If that's the case is there really anything that can be done at this point?
I know I will never support a store that I didn't want in front of my community. My donations will go to the Good Will. If I didn't want a Stripe Club to open next door I certainly wouldn't attend its Grand Opening.
Also, to the gentleman that wrote that he was ashamed of LO residents for their disapproval of the SA. Go ask residents of Trinity (Fox Hollow Golf Course) if they would like the SA in front of their place or better yet Saddlebrook Country Club.

I received a copy of your letter dated February 6, 2007 regarding the subject center. I would like to request a few minutes of your time to consider my response to your letter. I want to first make it clear that I respect the Salvation Army for the work you do and I have supported your organization throughout the years.

However, let me also make it perfectly clear that I do not support your choice of a location in Wesley Chapel for a retail store.

In your letter you state that this will not be a half way house or ministry site. This does not mean that the planned store will not attract the homeless or an unsavory clientele. Homeless people, begging for a hand out, can be seen at the Hwy 54, I75 intersection every day. There are homeless people living in the woods around that intersection. I suspect many of them use to temporarily stay at the now demolished Master Inn at this intersection. This motel has been torn down to make space for an entrance to the Groves Shopping Center. An upscale center we are glad to have in the area and that will improve the image of the community. It is only logical that when the word gets out that a Salvation Army facility is located just down the street, the homeless will immediately be attracted to it. I have seen homeless people hanging around your Nebraska retail center. I suspect they are not uncommon at the Hudson location. You can't honestly believe that they will not be hanging around a Wesley Chapel store.

What will this do to the community?
It will endanger the safety of the resident of Lexington Oaks, Westbrook and to the planned elementary school a few hundred yards down the street, on the same side. We will have homeless people living in the wooded areas around your center.
It will drive away potential upscale developers to this area. Are there any upscale developments near you Nebraska Ave. or Hudson facilities?
It will negatively impact the area's image as a family oriented community. Would you want to raise a family next to your retail store? Is there a Salvation Army store near your home?
It us difficult for me to understand how you could think this center would be a good addition to the community.

You state that the facility will provide jobs to area residents and offer barging shoppers a place to purchase used merchandise. We don't want to develop jobs that pay minimum wage to adults in this area and we don't want to shop for used merchandise. We are looking forward to having new upscale retail outlets, not a bargin used merchandise outlets. You mentioned that you will offer "below normal retail prices". I believe the result will be that our homes in Lexington Oaks and Westbrook will be devalued because of your store at the entrance, and that "Below Normal Retail Price" will apply to the resale of our homes as well. The construction of a Salvation Army retail store at the entrance of Lexington Oaks will hurt the value of homes in this area. Our values have already taken a hit from the new car dealerships going up.
You are obviously not concerned about the consequences of your plans on our well being.

You describe your plans to build "an up to date attractive retail sales family store". If you are using the Hudson facility as a model, I disagree with your assessment.
The Hudson facility is a cheap metal building, brightly painted red and white that is not considered an up to date retail design. While it fits in fine with the Highway 19 look, it does not, in any way, portray what Wesley Chapel is becoming. We do not want Highway 54 to look like Nebraska Avenue or Hwy 19. Building a facility that resembles your store on Highway 19 is not acceptable. The architecture of that building would fit in much better in Zephyrhills or Dade City, not Wesley Chapel.
I believe a much larger customer base for your store exists in these locations than in Wesley Chapel.

You state that the facility you plan to build will be "on par with other new retail ventures in the community". I don't believe there will be any metal buildings in Lexington Oaks Commons, the Grove, or the planned Cypress Creek Mall. Are you saying your building will not be like the store on Hwy 19 in Hudson? To blend in with the new retail ventures in the community you will have to build a brick or stone and stucco building. Is this what you are planning?

As I stated above, for many years I have supported the Salvation Army and it's work. I will not support your organization in the future if you wantonly disregard the desires of Wesley Chapel residents and proceed with your plans to build a retail center here. A used merchandise retail store is not wanted here, it is not needed here and it will not receive the support of the community. On the contrary it will do a grave disservice to the community it pretend to serve and endanger the safety of the residents and the new elementary school students.

Please reconsider your plans and chose another location that will be beneficial to you and the community.

Thanks for the info regarding the entrance way sign. My husband and I often wondered why something wasn'tbeing done to make the entrance way nicer. Now thatwe know they have to move it back 8 feet,it makessense not to waste money on what would just have to beripped up. On the same subject, I'll also throw in mytwo cents on the real estate/open house signs that popup like weeds every weekend. This past weekend wasthe worst, with eight signs stuck here and there oneach side of the entranceway; It looked justpositively junky, and seemed to say "nothing sellingin here....we're desperate!" I understand that the market is soft and sellers andrealtors want to draw buyers to their homes, and alsothat they (usually) are good about removing thempromptly, but they still are unsightly. Somecommunities place an (attractive)permanent sign a fewyards inside the entrance saying "no R.E. signs areallowed at the entrance" which still encouragespotential buyers to come in and look around. Thank you all for your support in this effort. Also, the Tampa Tribune along with the St. Pete Times have articles regarding LO and the Salvation Army today. You might want to read the articles. Anyone who did not get the paper I will try to scan and send to only by request.

When the seven committee members of the Pasco County Development Review Division meet for any issue necessary to make official decisions for county properties, all letters and correspondence from county residents that arrives at their office has to be included within their summary packages. Correspondences include USPS mail, faxes, e-mail, etc. Ms. Cissy Rosenberg, DRD clerical staff, receives these correspondences and includes them in the info packages for review during a DRD meeting. If each of the seven DRD commissioners receive an individual correspondence, the number in the stack of letters from residents grows by seven-fold. The larger the stack, the more weight is given to the concerns by the residents.

The next DRD meeting where the SA Store construction (case number DRO 07-782) will be reviewed will be February 22, 2007, 1;30 pm., West Pasco County Government Center. Hello,

We are concerned with our safety and property value decline by locating a Salvation Army across from Lexington Oaks. It was quoted in “the Laker” on February 14, 2007, that “He does not think the family store will contribute to an increase in crime in the area …” by Major Smith. However, he did not guarantee that crime would not increase.

We were just thinking; since Winn Dixie on the corner of SR-54 and Bruce B. Downs is available why not use those facilities instead of building a new one. This area would be more appropriate, because it has ample parking, lighting, and it is a commercial location. The Salvation Army can take the $1.5 millions that was going to be use to enhance this property. All of the Salvation Army stores that we have seen in the past have been located in commercial areas similar to the Winn Dixie Plaza.

This will allow the property across from Lexington Oaks to be sold and utilized for something that would generate more revenue for the county. We know that the SR-54 road expansion project will continue to draw profitable businesses to this area like the Mazda and Hyundai Dealers. Our concerns are that the other businesses that were looking to locate stores and restaurants in this area might decide against it, because of the presence of the Salvation Army store.

I want to thank Renae and Rhonda for their insightfulness as to utilizing buildings that are large enough for the proposed Salvation Army, has ample parking and lighting. Also has delivery entrances in the back.

We can also go one step further with this. As we also have the old Publix store on SR 54 and Collier Pkway, again has ample parking, lighting and delivery entrances in the rear of the building and is already zoned for commercial retail.

I for one feel that either of these locations would be better than across from our community. These are vacant buildings they could better use the funds to renovated the buildings to their specifications, and get rid of empty store fronts.

I would like to take a moment to make an observation about the the information on this community site concerning the Salvation Army project planned for across the street. Since the information was passed on in the email last week and today something inside has bothered me. I don't know if I feel that it makes us look bad as an overall community, or that I should be more focused on my personal gain. Being a property owner in LO I understand the concerns that people may have with "eliminating the possible potential to our community", but please remember that photo's from another SA building do not necessarily mean that all SA complexes are an "eyesore" and attract suspicious people because that is what these concerns comes down to in the long run. Let's face it, Wesley Chapel Blvd. (Hwy 54) is expanding way to quickly to focus on just the SA structure. Two car dealerships are already in and numerous business and restaurants are all set to be built all adjacent to our community. Who is to say that these will not attract "potential problems to our community".

The SA does a great job in helping people in a time of need. If any of you visited the SA website recently you will see that they are currently assisting the people in Central Florida who got hit with the tornadoes last Friday. Do you think these people would argue today that a SA structure should not have been placed adjacent to the Lady of Lakes Community? So instead of jumping upon your soapbox and turning your nose up so quickly think about how grateful the residents of Central Florida are today for the SA. Maybe we should focus on how we can work with the SA to make sure that they understand our concerns for our community and ask them how they plan on to addressing these concerns. If you already contacted your county commissioners I hope that you can sleep at night with a clear conscious, and that you never need to turn to the Salvation Army for assistance. Let's face it, the "bandwagon" came and went for debate about local businesses around our community and focusing in on the SA is a weak attempt and a "day late and dollar short".

Hello,

I am requesting that we emphasis on the insurance company information. The rates are outrageous...I have been calling for rates on my Destiny in Maywood. the highest was $5,000.00 a year provided by Citizens. The bid I have been so graciously transferred to is Universal and that stands at $2,000.00. I have called many Insurance Brokers in Tampa to no avail. The Insurance company's are not writing in Pasco County as of Jan 01,2007.

I am sure I am not the only one with this issue. I am outraged and have written via snail mail the Insurance Commissioner Michelle Newell (The Commissioners phone and Fax have been busy for weeks now!)

I am aware that the Governor has passed a law that prevents the insurance company's from practicing this type of unethical behavior,However, Its not helping me a bit.

Any advise? I was hoping the community could pull there resources together and find a decent rate for our homes!

In response to Peter Hanzel's email to the pipeline; You had suggested to vote yes to all the proposed changes to the amendments but yet at the last HOA meeting on Article II Section II Delegation of use, the HOA wants to take away the homeowner's rights of the common areas once a property is rented or leased which is unjust. As we were discussing, that the HOA has no authority to control property use of the common areas that they do not own. Am I to understand by your statement in your email to the community newsletter that your approval of this amendment you are turning over control of the common areas to the HOA and the homeowner's of Lexington Oaks.

Perhaps I am slightly confused by what was discussed at the last meeting vs what was in your email , if you could please explain this in a response prior to the Annual meeting I would appreciate it.


To the residents of Lexington Oaks:
I would read all the amended articles very carefully prior to casting your vote. As with, Use restrictions Section 21. Does it start with basketball removal, then our kids off the street, and then to a 55 and older community, I don't know.

Use restrictions section 19 paragraph B - they refer to no burning of wood, one word under a nuisance could mean many things. As in, that no outside burning of wood, leaves or trash is understandable but as in, the burning of wood, many residents have wood burning bbq's or fire pits this would then be outlawed under this article change.

In closing I would recommend that all homeowner's read the proposed amendments very carefully before you vote yes or no. Will this affect you now or down the road, and will it cost us additional legal fees in the future to amend these same articles?

The Lexington Oaks Women's Club would like to thank everyone for their generous donations of toiletries.
Baskets were made and delivered on Monday February 5th to the Sunrise of Pasco County. We will continue to collect toiletries until May. We will make baskets for Mother's Day. Thanks again for all the support and especially for your generous donations.

Thanks for the info regarding the entrance way sign. My husband and I often wondered why something wasn'tbeing done to make the entrance way nicer. Now thatwe know they have to move it back 8 feet,it makessense not to waste money on what would just have to beripped up. In response to the resident's concerns of the landscaping. The CDD has taken steps to ensure that the landscaping will be back to the level of expectations of the residents. In the past year, there has been a numerous amount of difficulty getting the current landscaping company to take care of items submitted by me. They have been very unresponsive with many things (the annuals have been listed for more than a month) A new company has been hired and will start working here September 1st. I have a list of items that need and have needed immediate attention. The things that are not repaired/replaced by the current company will be taken out of their monthly payment by the CDD. We will and are holding payment until all items are repaired. Needless to say, this process has been underway for some months now, as it is not a quick and easy process to get a new landscaping company. I have been documenting all problems/issues on the boulevard as well as taking photographs and I will continue to do so. A quick run down of this list includes: Dead/dying turf, infested turf, more than 500 dead azaleas, dead hawthorne bushes, dead holly trees, replacement of the annuals, dead cedar trees, and dead oak trees. Also included is the irrigation system which needs repairs as well. In response to holly trees not doing well here, we have some beautiful holly trees on the boulevard. If the trees are maintained properly, we will not have this problem. The CDD will not pay for our current landscaper's errors. The CDD has already held back some payment to our current company.The CDD is very well aware of the landscaping problems and will continue to get Lexington Oaks to the standards that everyone desires. I know we will see vast improvements before the holiday season this year!
That being said, the CDD does NOT send out letters to residents about mailboxes, driveways, landscaping or anything else to do with their home. That is the HOA. The CDD and HOA are very different in the duties they perform.

This is in regard to the president ( Peter Hanzel) of the CDD's reply regarding the dead landscaping in Lexington Oaks.
You live here and drive up and down the main blvd., the same as everyone else. Yet, you place blame on Pulte and Luke Bros. You were on the board when Luke Bros was voted in and have been all this year, while you claim Luke Bros. did a lousy job. What was a lousy job was not monitoring Luke Bros and keeping after them to maintain the blvd.
You knew the sprinkler system did not work properly, so why didn't you hire someone to come in and fix it?
You not only have monthly meetings, but also monthly workshop meetings ( where, by the way, you get paid $200 a meeting) and you can't tell anyone here in Lexington Oaks, it never came up that our plants and lawns were dying!!!! Instead, you make plans to add new items, such as a skateboard park that no one wants ( the county is building one in their new park off Boyette Road) and don't care of what we already have.
We just got our statements from the property appraiser and see that our CDD fees went up again - for what?????? Everything is going downhill, the property values are going down and you want to add a skateboard park?
What is wrong with this picture?
I agree with everyone who has been writing in, that we need to take a stand and take some action. You ask us to "be patient" and we have been for almost a year! We are all tired of looking at dead trees, shrubs and grass. Take some action now!

Just a note to Mr. Howley and many others. I don't recall seeing your name(s) on any ballots for the HOA or CDD. I may be mistaken, but I don't recall. The Master HOA just tried to fill 2 seats and only had 2 candidates. We have 1,509 homes in Lexington Oaks. You could have stepped up. I believe the CDD is looking for people to fill spots also.

I hate all this blasting of our CDD and HOA board members. They are making an honest effort. The HOA's are strictly voluntary and I don't believe the CDD board is getting rich for their efforts. Regarding the landscape companies, what more can be done than putting it out for bids, doing some research and then hiring a company? Are the CDD Board members supposed to rev up their John Deere's and start mowing grass? I'm sure none of these landscape companies are ideal. We in Churchill are constantly on the case of our company. And it is neither of the two working for the CDD.

As for meeting times, in Churchill we've changed times from 8:30 am or 4:00 pm because of complaints such as yours. The evening meeting got less of a turnout. So please, until you are on a board, stop criticizing. Get involved and take positive steps to making changes if they need to be made. When you are president of the CDD or HOA you will be able to set the time of the meetings to whatever you wish. Even if you can't/won't serve on a Board, there are sub committees that need people. As Peter Hanzel said in his recent note, be patient. And on top of that make a contribution of your time.

Hi, this is Rima from northampton. I am concernced about some young boys in northampton who ride small motorcycles in the village as well as in lex oaks blvd. My concern is that they r very careless and dont pay any attention to which side of the road they are riding on or to on coming traffic and i fear that these boys might get hit by a car one of these days. In the last 3 days I have seen one of the boys come very very close to getting hit by a car.

I would greatly appreciate it if the parents of these young boys please do something about it before there is a major accident and someone gets hurt. A lot of the times these kids come out of no where and in some instances r not very careful about stopping at stop signs. Please I urge u as a parent to stop these kids. My husband rides a bike so he knows first hand of how dangerous it can be and looking at these boys a car driving at 35 miles could hit their little bike and I am afraid to just think about what would happen to these kids.

This is in response to the question about Luke Brothers being replaced. We have lived in LO for 4 years and remember when another company took care of the landscaping. A day did not go by that we did not see workers in the community doing something. Things looked healthy and well cared for. Since Luke Brothers took over we have lost too many plants. Entire beds are dead and things are not properly watered or cared for. Many trees and plants were planted where the construction trailer was and many are under stress from lack of water and 2 trees have died (still there) one was replaced once but has since died from lack of proper irrigation. A better company is desperately needed.

In response to the bees in the playground. The playground has been treated (twice by in house staff and once by a professional pest control company) for the removal of the insects. They are a type of flying sand insect and are not "bees". The playground was treated last Monday (7-10) and re-inspected on Friday (7-14). There are never guarantees with the removal of these type of insects, since they are airborne and no nest is evident. The sand was treated, as well as an air treatment. We are always doing everything in our power to help maintain the safety and enjoyment of our recreational areas.

More Arrests Made In Lexington Oaks Case
WESLEY CHAPEL - Two more teenagers were arrested Tuesday in connection with weekend burglaries in the Lexington Oaks subdivision.
Robert Earl Blue Jr., 14, of 30701 Wrencrest Drive, and Xavier Owens, 14, of 5336 Spectacular Bid Drive, face charges of vehicle burglary, residence burglary, grand theft, criminal mischief and petty theft.
Electronics, cash and other items were stolen and damage to a home and vehicles were reported, according to Pasco County Sheriff's Office reports.
About eight vehicles and one house were burglarized.
On Monday, Zachary Rivera, 15, of 25945 Winning Colors Way, was arrested in connection with the thefts.

Hi, I would like to alert everyone of an attempted break-in at my residence at 5517 Seattle Slew Drive on Thursday July 13th. Fortunately for me my house is monitored by an alarm company and the police responded. Whoever was responsible for this was brazen enough to make their way through my locked lanai door and onto my lanai where they then were able to open my sliding glass door. Presumably when the alarm sounded they fled however, being that this was done in the middle of the afternoon and being that I am the first house on the block with easy points to flee into the woods or the street, this should be of concern to anyone else who lives close to access points. There was no damage to my lanai door or sliding door (I thank the potential burglar for that) however I am diligent about locking doors and setting my alarm no matter for how long I am going to be away. Please take note and lock up!

I believe from what I’ve heard that the new construction at the airport on 54 is going to be hangars only. As far as I know, there are no plans to expand the airport that will increase the noise level.

On another note, my son takes swimming lessons at the clubhouse pool. We are there twice a week and have noticed in recent weeks that there are never children playing on the playground equipment. Today, I packed a picnic lunch and gathered some sand toys to take my two children to the park for a couple of hours of fun. As we approached the playground via the sidewalk, we noticed how quiet it was over there. Once we arrived to the playground, we knew immediately why. There had to be a hundred bees swarming all over the playground, down near the sand. This is no exaggeration. I walked all the way through the playground to see if they were localized to the entrance area, but they were everywhere. Since my son has a life-threatening allergy to bee stings, and I was not in the mood to get stung myself, we had to leave. Has anyone else experienced this problem? Does anyone know what can be done to get rid of them so our kids can enjoy the equipment? Is this another thing Luke Brothers is supposed to be taking care of? On that subject…I read in one of the recent e-mails that we are looking for a new landscaper to replace Luke Brothers. Would someone please inform us as to why? Did I miss something?? J

I agree with Rob regarding fireworks in Lexington Oaks. Our homes are to close for this activity to continue. I watched out of my window while my neighbors were lighting off bottle rockets. Much to my surprise it was adults and the children were also lighting them off. I thought there would be more common sense and respect for other peoples property and life. I myself would not allow my children to buy them.
I had to sleep with one eye open in fear that my house would go up in smoke with my family in it. When I woke up in the morning I found several bottle rockets on the roof of my house, in my yard, driveway and the street was a mess. This is the example that these parents have shown the young adults.

I would love to see something fixed by next year. I firmly believe that fireworks should be left up to the professionals. Our homes and lives are at risk in this community when people use fireworks. I'm sure with the lack of respect to begin with that if and when something would happen the parents would run and hide and not take full ownership to their stupidity.
We need to start by not allowing every corner in the State of Florida to sell this garbage. Are Fireworks legal in the state of Florida??

Tim - Since Pulte owns the Golf Course property I am addressing this to you. We have a definite situation here. The Golf Course property is being used as a means of access to Lexington Oaks (and other Communities) to perpetrate crimes, so far just against property...a lot of property. This is a matter of public record. Our Crime Watch Patrol can not enter upon the Golf Course Property and we can not legally or lawfully patrol it. Additionally, we (Lexington Oaks) should not have to bear this expense, since it is the responsibility of the Golf Course to maintain adequate security...which they are obviously not doing. I have Never seen a security patrol of any kind on the Golf Course, and believe me, I have carefully scrutinized the area. My point Tim is this, in the overall scheme of things the managers of the Golf Course (and the owners of the property) could conceivably and ultimately be held liable in a court action for not taking ADEQUATE steps to secure their property in the light of the "crime history" of the property. Please, before this turns from a nuissance to a trajedy, exert influence or pressure to get proper security up and running on the golf course. Sam Fulciniti, the President of our Crime Watch will be happy to give you input and as you can see, I am copying in both the CDD and the HOA boards. Tim, this is an urgent matter and needs to be addressed quickly, before the end of this month, that leaves two weeks for you to firmly place the "monkey" on the back of Saddlebrook to do the right thing...before something unfortunate takes place that makes this "front page" news. Tim, I appreciate your help and cooperation on this as it effects the quality of life and the safety, of virtually every resident of Lexington Oaks.

Hello, I also have a problem with common area behind my house. I live in Saratoga and the Luke Brothers are to mow the area and spray the weeds.

I have been to the CDD meetings and made them aware that the Luke Brothers are not doing there job. I was told we all need to send Shawn Millard emails to tell the CDD that the Luke Brothers are not doing there job. So it is on record and the Luke Brothers will not be pay in full.

At the meet we were told that the CDD is looking for a new company.

Helpful Hints: I wanted to include this section as I feel it is very important to our residents. Anyone having any helpful hints or advise please let me know.

Snakes - They are out there several of my neighbors have found them in their yards. By spreading Lyme in your yard/flower beds/etc. is an excellent way to not only deter the snakes moving in but will also help the PH levels of your soil.

Mole Crickets- I have heard from several residents they have these in their yards. Mole crickets will bury 6-8 inches below the soil surface damaging roots and causes the soil to dry out beneath the lawn. You can treat them effectively with Ortho Bug-B-Gon.

Scalping - If your lawn turns brown shortly after mowing you have scalped it. Meaning you have removed too much of the grass blade at one time. Raise the setting on your mower this will prevent this from happening.

Brown Patch - irregular circular areas. When this appears avoid using fertilizer on the affected areas. Water deeply but infrequently and apply Lawn Fungus Control.

Hopefully this information will be helpful to some of you. If anyone out there has any helpful hints please pass them along. Beth

In west-central Florida, the rainy season usually starts about June and continues to early October. We receive about 60-percent of our annual rainfall during these months. The other months receive several inches on average, but can receive abnormally high amounts during cold-front activity and unnamed storms. A friend called the other day to find out if 2,000 gallons per week is about the right amount of water to irrigate her lawn. It's not easy to give a single answer to that question, since it depends on the irrigated area, season, temperature, rainfall and similar variables.
As dry as it has been lately, rain hasn't been a factor that needs consideration, and irrigation needs are usually greater during May than any other month.
In general, a maximum of 1 inch of water per week is recommended from spring through fall. During winter, irrigating every other week will suffice to maintain dormant grass during colder weather. If rainfall supplies all that, irrigation is unnecessary.
In sandy soil, it is useless to apply more than 1 inch of water because an inch is enough to wet the soil down to 12 inches, which would be a good, deep-root system for grass.
Applying more water doesn't make more water available to the grass. It just wets soil that the roots can't reach and can leach fertilizer and lawn chemicals down toward groundwater.
The astute reader will notice that despite all the complex information I have cited, I still haven't answered my friend's question. To do that, I really need to know how large an area the 2,000 gallons are irrigating.
In her case, her lot is 6,000 square feet, and 3,000 square feet of that is covered by the house, driveway, sidewalk, porches, lanai and other impervious areas that irrigation water should never touch. That leaves 3,000 square feet that does need irrigating during dry periods.
But is 2,000 gallons per 3,000 square feet enough, too much or just right?
To answer that, it helps to know that it takes 623 gallons of water to apply an inch of irrigation to 1,000 square feet. With that bit of information, it's easy to multiply 623 gallons by 3 to find that it would take 1,869 gallons to apply an inch of water evenly over 3,000 square feet.
My friend was pleased to find that she was pretty darn close to the right amount without doing all the calculations.
Most of us get a water bill, with gallons used, that combines indoor and outdoor use. You can estimate the indoor use by multiplying an average of 65 gallons per day by the number of persons in the household. The rest is likely to be outdoor use, and that is primarily going to irrigation, though replacing evaporation from a pool or washing a car can certainly be minor factors to consider, too.
You might want to try this exercise to figure out if you could save money by limiting irrigation without sacrificing the health of your yard. This summer season is predicted to be above average in rainfall. Get a rain gauge, and once the rain starts just turn off the irrigation - as long as Mother Nature is giving your yard the 1 inch of water it continues to need each week during the summer.

John This is in reply to your concerns regarding the CDD looking into contracting waste collection for the entire Lexington Oaks Community. There are a number of advantages to the community, chief among these is cost savings to the entire community, fewer trash trucks in our community, elimination of a monthly or quarterly bill, etc. Having a single source trash services are common to many municipalities. Ann, Thank you so much for taking the responsibility of sharing the community news with me. I really appreciate it. I noticed something in this message that is a concern for me. Sam Fulciniti wrote about "dumpster diving" incident. I'm not sure this is related, but, about a month ago, my entire trash can was stolen. I happened to come out at the same time that the trash man was collecting and questioned him about it. I also called the office and another can was delivered. Ann, Caesar found at 5pm….a great tip from a great neighbor on Whirlaway Terrace, we could not have found him without the community’s concern! Thanks again. The kitten you saw was there when we went in afternoon based on your tip, but would not come close, and we had cat treats. Seems like the kitten won’t go far I hope.

Ann, I took this pic today of the back of xxxxx xxxxxxx's yard. The length of the grass between the fence and the lake is almost 4ft high! Who's responsibility is it to care for this area? I had several golfer friends comment about this over the past few weeks. Thanks, --Louis.
